Home Loan vs Loan Against Property: Which One Should You Choose

Both loans involve property, but they serve opposite purposes: a home loan helps you buy a property, while a loan against property unlocks money from one you already own. Choosing wrong can cost you lakhs in extra interest or lost tax benefits, so let us compare them on what actually matters.
Purpose and end use
A home loan can only be used to purchase, construct or renovate a residential property, and the lender pays the seller or builder directly. A loan against property has no end use restriction for legitimate purposes: business expansion, education, medical needs or consolidating expensive debt all qualify.
Rates and costs
Home loans are the cheapest form of secured retail credit in India, and loans against property price slightly higher. The gap reflects risk: a home loan creates a primary residence, which borrowers protect fiercely. Processing fees are similar, but LAP files involve valuation and legal scrutiny of an existing property.
Funding, tenure and tax
- Funding: home loans cover up to 80 to 90% of property value; LAP covers 50 to 70% of current market value.
- Tenure: home loans run up to 30 years; LAP typically up to 15 years.
- Tax: home loan interest qualifies for Section 24 deduction and principal under 80C; LAP interest is deductible only when used for business purposes.
- Prepayment: both carry no foreclosure charges on floating rate loans to individuals, per RBI rules.
Which one should you choose?
Buying a home: only a home loan makes sense. Funding a business or large personal goal against property you own: LAP beats unsecured business or personal loans on rate and size every time.
