Every home loan journey starts with one question: how much will the bank actually give me? The answer is more formula than mystery. Here is exactly how lenders calculate it, with real numbers for common Ahmedabad salary levels.
The formula every bank uses
Lenders assume you can spend 50 to 60% of your net monthly income on all EMIs combined. Subtract your existing EMIs from that limit, and what remains is your available EMI capacity. That EMI, at the applicable pricing and tenure, converts into your loan amount. Over a typical 20 year tenure, every ₹10,000 of EMI capacity supports roughly ₹10 to 12 lakh of loan.
Salary wise estimates (no existing EMIs, 20 year tenure)
- ₹40,000 salary: EMI capacity around ₹22,000, loan roughly ₹25 lakh.
- ₹75,000 salary: EMI capacity around ₹41,000, loan roughly ₹47 lakh.
- ₹1,00,000 salary: EMI capacity around ₹55,000, loan roughly ₹63 lakh.
- ₹1,50,000 salary: EMI capacity around ₹82,000, loan roughly ₹95 lakh.
These are indicative figures. Age, employer category, credit score and the lender’s own policy shift the final number in both directions.
Five legitimate ways to borrow more
- Add a co applicant: a working spouse’s income joins the calculation.
- Close small loans first: a ₹5,000 consumer EMI blocks roughly ₹6 lakh of home loan.
- Extend the tenure: 30 years instead of 20 raises eligibility by 15 to 20%.
- Show all income: rent, variable pay and incentives count when documented.
- Fix credit report errors: a better score unlocks higher income multiples.
Do not stretch to the maximum
